here are no houses, no electricity or running water and it can only be inhabited for up to three months a year.

But this Scottish island has been put on the market for less than the price of a one-bedroomed London flat and boasts stunning views, a string of idyllic beaches and incomparable privacy.

Holm of Huip, situated in the Orkney Islands in northern Scotland, can only be reached by boat or helicopter in good weather conditions and is home only to a herd of seals.

It has not been inhabited for more than 100 years and legal barriers restrict anyone from living there permanently, with short stays of up to three months in the summer generally permitted.

The island spans 250,000 square metres and lies just off the coast of the small town of Stronsay.

The seals and the ruins of two old stone farmhouses are all that remain on the rugged isle, which is formed from old red sandstone.

Whilst most of its beaches are made of slate and stone, there is a long sandy beach towards the south.

The vendor, Vladi Private Islands, said it would be possible to renovate or rebuild both ruins to make the buildings habitable.

Despite its remote location, the company insists that Holm of Huip is “well-connected” with a daily flight from Kirkwall, the capital of the Orkney Islands, to Stronsay or a 90-minute ferry journey.

From there, the transfer can be made “via either rowing boat or by motor boat”.

The island, offered by Vladi Private Islands, is currently on sale for an asking price of around £350,000 - more than £400,000 lower than the average property in inner London.

According to the latest Right Move price index, the average price for a property in inner London was this month £755,655.

Pedro Avrez, the island’s former owner and director of Vladi Private Islands, said: "The area was thought to be occupied by Vikings and is known to have a number of archeologic sites containing artefacts which are centuries old.

"I used to be the owner of the island, but a German family bought the island from me because they were so interested in its rich history.

"The remains of Viking longboats and cairn have been discovered up and down the island, usually by local fishermen.

"The island has been uninhabited for more than 100 years, with the only remaining building the ruins of an old stone house.

“Due to Scottish property laws, permanent living could be problem, but the eventual owner would be free to use the island as a home away from home in the summer.”

Mr Avrez said he believed the legalities restricting residency on the island were due to laws regarding the provision of facilities such as schools and medical care.

He said any building work would require planning permission and that he was “pretty certain” the local authority would not allow anything more than a small dwelling suitable for summer use.

He revealed that the current owners had a particular interest in archaeology and thought they may have found signs that Vikings were buried on or near to the island as they had seen “structures in the stone and soil in the form of long boats”.

“We have had a few enquiries about the sale but the buyer would have to be a particular lover of Scotland,” he added.

“Some prefer to go to the Caribbean but the dream of the hanging palm trees is not always what it seems.”
